From Summer to Fall: What Costa Mesa and Mesa Verde Sellers Should Know Right Now
Summer in Costa Mesa always has its own rhythm. Sprinklers running before the marine layer burns off, tennis games at Mesa Verde Country Club, kids riding bikes down to Fairview Park before dinner. It's the season when our real estate market usually moves fast, with families racing to close before the new school year at Estancia, Costa Mesa High, or the elementary schools that make this community so tight-knit.
Now that we're heading into fall, I'm getting the same question from a lot of my neighbors and clients: is now still a good time to sell?
Short answer: yes, and in many ways, fall can work in your favor if you approach it the right way. Here's what I'm seeing on the ground in Costa Mesa and Mesa Verde, and how I'd suggest you get ready.
A Quick Look Back at Summer
This past summer followed a familiar Orange County pattern. Well-priced homes in Mesa Verde, especially those near the golf course or updated to modern standards, moved quickly and often saw multiple offers. Homes that lingered were almost always priced ambitiously or needed work that buyers weren't excited to take on themselves.
Buyers this year have been sharper. They're comparing homes against recent sales down to the square foot, and they're far less forgiving of deferred maintenance, dated kitchens, or a home that just doesn't show well online before they ever book a showing. That trend isn't slowing down as we move into fall.
Why Fall Can Actually Be a Smart Time to List in Costa Mesa
There's a myth that the market goes quiet after Labor Day. In a community like ours, that's not quite true.
Serious buyers are still out there. The casual lookers who tour open houses in June have mostly bought or paused their search. The buyers touring homes in Mesa Verde and Eastside Costa Mesa this fall are typically motivated: relocating for work, growing families who need to be settled before the holidays, or move-up buyers who've been waiting for the right listing.
Less competition on your street. Fewer listings hit the market between September and November, which means your home has a better chance of standing out instead of competing with five other similar floor plans on the same block.
Fall curb appeal works in Costa Mesa's favor. Our mild climate means lawns, hedges, and landscaping still look great well into November, without the harsh seasonal transition other parts of the country deal with. A little strategic landscaping goes a long way here.
Year-end urgency. Some buyers are motivated to close before the calendar turns, whether for tax reasons, job start dates, or simply wanting to be in a new home for the holidays.
Getting Your Mesa Verde or Costa Mesa Home Ready to List
If you're thinking about listing this fall, here's where I'd start.
1. Handle the small repairs now. Sticky doors, a leaky faucet, cracked pavers by the walkway. These are the details buyers notice within the first ninety seconds of a showing, and they're usually inexpensive to fix. I coordinate this kind of prep for my clients regularly, so you don't have to chase down five different vendors yourself.
2. Refresh the landscaping. Mesa Verde homes are known for their mature trees and established yards. A trim, fresh mulch, and seasonal color at the entry can make a home feel cared for the moment a buyer pulls up.
3. Depersonalize, but don't over-stage. Buyers in this market want to picture their own life in the home, but they also respond to warmth. The goal is a clean, neutral canvas that still feels lived-in and welcoming, not a sterile model home.
4. Price it to the current market, not last spring's numbers. Pricing strategy has shifted since spring. I pull comparable sales street by street, sometimes even by floor plan, because pricing a Mesa Verde home even slightly wrong out of the gate can cost you weeks on market and negotiating leverage.
5. Invest in real marketing, not just a sign in the yard. Professional photography, a strong online presence, and getting in front of the agents actively working with buyers in Costa Mesa right now all matter more than ever, since so much of the buyer's first impression happens on a screen before they ever request a showing.
Thinking About Buying This Fall Instead?
If you're on the buying side, fall often means less competition and more room to negotiate, especially on homes that have been sitting since summer. If a seller is heading into the holidays with an unsold listing, there's usually an opening for a thoughtful offer.
Let's Talk About Your Home
I grew up in this neighborhood. My grandparents were among the first families to buy in Mesa Verde back in 1958, and I've spent my life on these same streets, first coaching tennis at Mesa Verde Country Club, now helping families buy and sell the homes I grew up around. I know what makes a Costa Mesa listing stand out, and I know how to get it in front of the right buyers.
If you're weighing whether to list this fall, I'd love to walk your home with you, talk through timing, and put together a plan that makes sense for your goals. No pressure, just an honest conversation from someone who genuinely loves this community.
