When I talk to families moving into Costa Mesa, one of the little things they care about is fun, family-friendly neighborhoods—especially for holidays like Halloween. After all, a home isn’t just bricks and mortar; it’s where memories happen. As your local Realtor, here are my top picks in Costa Mesa where trick-or-treating is lively, safe, and magical.


1. Mesa Verde — “Inner Loop” & Outer Edges

Mesa Verde is a longtime favorite. Its tree-lined streets, sidewalks, and family-sized homes make it ideal for kids walking door to door. The Inner Loop often sees high participation: neighbors decorate, leave out candy, and create a festive atmosphere.

From a real estate perspective: Mesa Verde homes tend to be stable sellers because of that strong sense of community. Homes here often appeal to families who value both local schools and neighborhood character.

2. Mesa Del Mar

Mesa Del Mar, tucked near TeWinkle Park and the Costa Mesa Tennis Center, is another excellent spot for Halloween night. The streets are flat, easy to walk, and filled with families who go all out with decorations. Because it’s centrally located, many neighbors know one another through schools, sports, and community events—which translates into high Halloween participation.

From a Realtor’s view: Mesa Del Mar is one of Costa Mesa’s best values for buyers who want proximity to schools, parks, and the OC Fairgrounds, while still enjoying that community vibe. Come October, kids love the safe streets and the short walk between candy stops.

3. Eastside Costa Mesa (near Wilson, Harbor, Newport Blvd corridors)

Some pockets on the Eastside have active Halloween participation. These neighborhoods are denser, meaning more homes per block, which translates to more candy stops in less walking time.

For clients who prefer walkability and shorter strolls (or younger trick-or-treaters), these zones are worth considering. Just check block by block because participation varies.

4. Westside Costa Mesa

“Westside” Costa Mesa (closer to the coastline) can be a mixed bag—some streets are quiet, others festive. Freedom track homes have a ton of kids and wide streets to walk.

An advantage I highlight when selling in Westside is that buyers often appreciate being near both city life and the beach. And on Halloween, they enjoy the bonus of doing a candy run before or after heading toward Newport or the piers.
