If you're thinking about living in Mesa Del Mar, Costa Mesa, one of the first things to know is that this neighborhood has a very different feel from many newer Orange County communities. It’s established, centrally located and has a strong neighborhood culture — the kind of place where block parties, holiday traditions, golf carts and packed streets on Halloween are still very much part of life here.

Mesa Del Mar is also tucked next to some of Costa Mesa’s best recreational amenities, including TeWinkle Park, Costa Mesa Tennis Center, Costa Mesa Skate Park and the OC Fair & Event Center.

Homes in Mesa Del Mar, Costa Mesa

Mesa Del Mar is made up primarily of established single-family homes, many originally built in the 1960s. You'll see a mix of single-story ranch-style homes, two-story properties, original homes and extensively remodeled residences.

One of the things buyers tend to like about Mesa Del Mar is that the neighborhood doesn't feel cookie-cutter. Some homes have kept their original floor plans and mid-century character, while others have been opened up, expanded or completely rebuilt.

Lots are also generally more generous than what you'll find in many newer developments, giving homeowners room for pools, outdoor entertaining areas, gardens and additions. Current neighborhood listings show just how wide the range can be, from largely original homes to significantly remodeled properties.

Mesa Del Mar's Community Feel

This is probably one of the biggest reasons people become attached to Mesa Del Mar.

The neighborhood has a reputation for actually feeling like a neighborhood. Residents organize block parties, golf-cart gatherings and seasonal celebrations, and holidays tend to bring everyone outside.

The Fourth of July neighborhood parade is a favorite tradition, with families, bikes, wagons and decorated golf carts making their way through the neighborhood. Christmas brings another neighborhood parade and plenty of decorated homes.

And Halloween is a big deal here. Mesa Del Mar can get tons of trick-or-treaters, with neighbors decorating homes, sitting out front and turning the night into more of a community event than simply handing out candy.

It's one of those Costa Mesa neighborhoods where you're likely to see kids riding bikes, people walking dogs and neighbors stopping to talk in the street.

Parks, Tennis, Pickleball & the Skatepark

One of Mesa Del Mar's biggest advantages is the amount of recreation practically surrounding it.

TeWinkle Park is a major neighborhood amenity with roughly 49 acres of green space, walking paths, picnic areas, sports facilities, a lake and playground space.

Right alongside it is the Costa Mesa Tennis Center, with tennis courts plus pickleball programming and play.

The neighborhood is also close to the Costa Mesa Skate Park, a free public skatepark, and Bark Park for dog owners.

For an active household, having tennis, pickleball, skating, fields, playgrounds and walking paths essentially right outside the neighborhood is hard to beat.

Living Next to the OC Fairgrounds

Another thing that makes Mesa Del Mar unique is its proximity to the OC Fair & Event Center.

Every summer, the Orange County Fair is essentially in the neighborhood's backyard. The 2026 Fair ran from July 17 through August 16, and the fairgrounds continue to host concerts, festivals, markets, expos and community events throughout the year.

There's also Centennial Farm, a three-acre working demonstration farm at the fairgrounds that offers another fun local resource.

For residents, it's pretty unique to be able to walk or bike over to events that people from all over Orange County drive to.

Mesa Del Mar Location

Mesa Del Mar is one of the more centrally located neighborhoods in Costa Mesa.

You're close to Newport Beach, South Coast Plaza, Orange Coast College, The CAMP, The LAB, John Wayne Airport and the 55 and 405 freeways. The neighborhood still feels residential once you're inside it, but it's very easy to get almost anywhere in Costa Mesa or Newport Beach.

That combination — neighborhood streets when you're home and restaurants, shopping, beaches and entertainment a short drive away — is a major part of the appeal.

Restaurants, Coffee & Things to Do Nearby

While Mesa Del Mar itself is primarily residential, it's surrounded by some of Costa Mesa's busiest food and shopping areas.

The CAMP and The LAB are just a few minutes away, and South Coast Plaza and the restaurants around South Coast Metro are nearby as well. Newport Boulevard makes it easy to head toward Eastside Costa Mesa and Newport Beach for restaurants, coffee and the beach.

That means you can have a quiet residential street at home without feeling removed from everything happening around Costa Mesa.

Home values in Mesa Del Mar can vary quite a bit depending on lot size, floor plan, upgrades and location within the neighborhood.

That is especially important here because there can be a large difference between an original 1960s home and one that's been substantially renovated or expanded.

As of September 22, 2026, examples of homes being marketed in the Mesa Del Mar area include:

Availability and pricing can change quickly, but those listings show the range buyers may encounter depending on condition and improvements.

A recent example on the higher end is 2732 Lorenzo, a substantially reimagined five-bedroom home that closed for $2.31 million on September 15, 2026.

Mesa Del Mar offers something that's getting harder to find: an established Costa Mesa neighborhood with larger lots, community traditions, parks and recreation right outside the neighborhood, and easy access to the rest of Orange County.

You can play pickleball or tennis at TeWinkle, walk over to the OC Fair, take the kids to the skatepark, join neighbors for a Fourth of July parade, hand out candy to what feels like half of Costa Mesa on Halloween and still be only a short drive from Newport Beach.

But more than anything, Mesa Del Mar has a strong neighborhood culture. The golf-cart parades, block parties, holiday traditions and longtime neighbors are a big part of what makes living here different.
